The effective tax rate is different than the actual tax rate when the towns ratio of assessment to true value is less than 100%. The effective, as opposed to the actual tax rate, is a better way to compare actual taxed amounts per dollar of property.
New Jersey consistently has one of the highest, and often is the highest in terms of per capita tax rates. In 2007, 2008, and 2009 New Jersey had the highest state and local tax burden in the Country.
The town with the lowest effective tax rate in Bergen County is Alpine. The effective tax rate for 2015 was .617 per $1,000 of property. Therefore, the owner of a property in Alpine with a fair market value, including land and building(s), of $1 million paid $6,170 in taxes in 2015. If one owned a property worth $1 million in Bergenfield, the 2015 taxes were $30,062.
